condo, townhouse and apartment

想起許久以前剛來的時候, 弄不清楚condo, townhouse, apartment的分別, 現在似乎比較知道是怎麼回事兒了, 先把它記在下面, 若有錯誤或需補充之處, 請不吝指正.
condo 是 condominium 的簡稱, 是分戶出售的公寓, 在這裡多翻譯為"共渡公寓". 多是1-bed 或 2-bed的單位. 可能是一棟大樓裡的一戶, 或是共用一個屋頂房子裡的一戶(例如一小棟屋分為樓上兩戶, 樓下兩戶)等, 多無私人車戶(有的有), 提供cover parking 或 共用大車庫, 分配車位.

Townhouse 則是獨立門戶, 自有車庫, 但與鄰居共用牆壁, 室內分不同樓層, 有二層也有三層樓的, 但基本上不會有樓上樓下的鄰居, 只有左右鄰居.

Apartment 是一般出租公寓. 與前兩者均為自購不同.

這是我以前的美籍tutor教我的. 再就我這幾年的觀察, 應八九不離十.

美國：
共用牆壁，叫做Townhouse
共用牆壁又共用樓板，叫做 Condo
那獨門獨院的叫做？
台灣：
共用牆壁又共用樓板，有電梯的叫做大樓，辦公大樓、華廈
共用牆壁又共用樓板，沒有電梯的叫做公寓
只有共用牆壁的叫做透天厝
獨門獨院的叫做別墅、農舍...

獨門獨院的就叫single house囉!

The land of the Condo is owned by the condo owner. HOA( Homeowner association) owns it. So sometimes there are some condos with multiple levels and garage, they are still defined as Condos.
A townhouse(TH) owner definitely owns the land of his own property.

HOA of the complex (TH and Condo) usually has a lot of strict rules the owners should follow, including the color of the window cover and the front door, not allowing to turn the garage into a workshop.

"那獨門獨院的叫做？" That is a "Single Family Home" or " A House". Usually it has a front yard as well as a back yard. You are free to do whatever you like if you dont violate the laws and your neighbors don't call the police!

So when you are going to purchase a Residential Property in the States, there are several catargories you can choose.

1.Single Family Residence (single family home, a house)

2.Condo or Townhouse ( Though the land ownership is different, the owners need to pay HOA fee monthly. Most of time the fee includes the water and some appliance )

3.Multiple Residential Units ( For investment, you will be the landlord. Each unit for rent is called " an apartment"

4. Mobile Home (The mobile home need to "Park" in a specific "Mobile Park". Sometimes the "Park" has the age restriction. If a "Park" is for senior people, the owner should be over 55 years old. Each months, you need to pay pretty high land rent to the "Park" owner who owns the land. Basically a mobile home doesn't have a garage, just carport parking. If it was sold to someone who doesn't like its present location, or the "Park" owner won't offer the land to you anymore. The mobile home can be moved to another location...)

5.Residential Land. (Get a piece of land. Struggle for all permits. Then you can build your dream house!)

我在灣區看過好幾棟獨門獨院的 condo 噢
是和鄰居共用院子的籬笆 而不是牆壁
長得和 single house 一樣但沒有土地使用權
還要交很貴的 HOA 費

That is still called Single House. Single house may still have to pay HOA fees,specially when the house is in a community. A court yard home you might even have to share a drive way, but it is still a single house. If a single house 沒有土地使用權, it might be a Co-op; or they are renting the land, like a vacation house......I don't see these very often here......

以前在別州也沒看過 灣區太奇怪了

但沒地就被算成 condo 而非 townhouse

到灣區還發現另一個分類

TownHome
那些奇奇怪怪的 不能算 TownHouse 的 (like no garage)
常常就用 Townhome 這名稱

對了 跟版主講
Condo 有很多拉 五個房間的都有
那 一個房間的 Single House 有人看過嗎
我在 Palo Alto 市區看過 還很不便宜呢

聽說倪匡在 Sunset 就是買了一個巨大的 One bed room house

覺得灣區房事真詭異的 Array

呵呵我是講 "多"是, 是指"大部份是", "一般來說", 所以還是會有各種例外, 灰色地帶. 這事就像圖書館的書目分類一樣複雜.
